Work Description: Basement Remodel

Comments: We hired Next Level Construction to perform a mid-five-digit renovation of our basement. On the plus side, when the work was finally completed it appeared and functioned mostly as expected, and the individual subcontractors who came into our home were always polite and hard-working. However, Next Level Construction provided poor project management and coordination, directly resulting in significant extra expenses, delays, and frustration.

In the worst example of poor project management, Next Level Construction submitted inaccurate blueprints to the city as part of the necessary permit applications. This caused us to fail our inspection, as the work that was done by their plumbers did not match what was approved by the city. Getting the project in line with the approved permit required an additional $6k and an extra week of work or submitting new plans to the city and waiting months for their approval while we had large holes and piles of dirt in our basement. We felt as if we had no choice but to go ahead with the extra work. To make matters worse, our project manager initially blamed the city for the failed inspection, and we had to discover for ourselves that the reason this inspection failed was the inaccurate blueprints. When we confronted our project manager about this, he acknowledged the plans were inaccurate but still blamed the city for the failed inspection, saying that some inspectors would realize the submitted plans were wrong and would have passed us even though the work performed did not align with the work that was approved. I should note that after the original blueprints were drafted, at no point did anyone come from Next Level Construction to our home to ensure they were accurate. If Next Level had spent even a little bit of extra effort double-checking their work, we would have saved $6k.

Other examples of poor project management included a lack of coordination between the subcontractors, resulting in one subcontractor not knowing if another would perform certain duties or finishing repairs started from another subcontractor. This meant that I had to serve as the go-between and quality check on some of the subcontractors. For example, I had to explain near the end of the work that I wanted a wall they installed to be flat and not bowed out, and I had to request that a large trash pile that had accumulated outside of our house be removed after it sat there for several weeks. Many of these issues should have been taken care of by an engaged project manager, however ours was almost never on site. At one point I asked him why he hadn’t been at the house for over four weeks, and his response was “Why would I go there? What would you have me do?” Even after that conversation I believe he was only on site once or twice. In fact, he never even performed a final walkthrough to provide a critical eye on the final work that was performed, which had some visual flaws. In the end, we decided it was easier to perform some minor repairs to Next Level's work ourselves rather than bring them back in to repair things such as drywall and paint. This is not what you would expect from “new” work.

These are only a few examples of the frustrations we experienced. Overall, working with Next Level Construction was a bad experience. Unless a check was due, we were largely ignored by our project manager, who seemed to not care about our project. I wish we had gone with another company that took more pride in their work and provided better project management and customer service, and I would not advise hiring Next Level Construction for your project.
Reply to Jeff Sorry you felt this way at the end of the project. For what I read, your complaint includes about the project manager not being enough onsite, is that correct? We’ve been always available via email, text and calls. We know it can be frustrating when changes are demanded by City of Chicago at an inspection after work begins, but those changes are conditions we can’t preview before we start the work. we did what they ask and we passed all the inspections. Please let us know what we can do to address your concerns.

When the contractors arrived they started immediately and as I was watching them work, I was very impressed with the quality of their work. They completed the job in timely fashion. I would highly recommend this company to anyone, because they did a very professional job.
